Competitive set (comp set)

In shortA competitive set (comp set) is the group of usually 4–10 hotels a property benchmarks its rates and performance against: the hotels that genuinely compete for the same guest.

A good comp set is not chosen by star rating alone but by location, room size, guest profile (business, city break, family), review score and price band. The hotels guests consider alongside yours form its core.

If the set is too wide the comparison blurs; if it is too narrow a single hotel's moves dominate the picture. Using different sets by season or market segment is also common.

We define your comp set together during setup; every comparison in Radar is made against this set.
