Median competitor rate

In shortThe median competitor rate is the middle value when the comp set's prices for the same night are sorted from lowest to highest; it is far less affected by extreme prices than the average.

When one competitor is very expensive or very cheap, the average shifts towards it; the median shows the set's overall level more accurately. That is why competitor comparisons favour the median over the mean.

With an even number of competitors, the two middle prices are averaged. Competitors not on sale (full or closed) are left out, so it is worth checking how many were counted.

Formula

Gap % = (Your rate − Median competitor rate) ÷ Median competitor rate × 100

Example

Competitor rates are €58, 62, 70, 75 and 140: the median is €70, the average €81. At €77 you are +10% above the median.
